Coney Island, Co. Down

Constructed along the scenic area of Coney Island near Ardglass Co Down, this sustainable house was designed by MosArt in great detail to ensure the passive standard was met. The client wanted a house which would be easy to heat but still contain all the aesthetic features of a beautiful home.

The timber frame aspect of the build took approximately 3 months to construct and in order to achieve the passive standards required we used Dupont TYVEK membranes and associated Airtightness products. We also installed a passive standard heat recovery system which is up to 85% efficient and uses the highest grade F7 pollen & allergen filters (inlet and outlet). Great care and attention was taken when installing the airtight system to ensure an airtightness value of 0.52.5 n50 Air Changes per Hour (1/h) was achieved which is well below the passive standard value of 0.6.

We installed Baskil passive standard argon filled Aluclad windows which achieved a U Value of 0.8 and in order to reduce the risk of cold bridging around the windows MosArt recommended the use of a Gutex wood fibre board around the openings. This material has excellent thermal insulation properties and is able to insulate against the heat in summer and cold in the winter.
