Katesbridge, Co. Down

Supply and erect of a small but spacious home for our clients in the country village of Katesbridge in Co. Down.

This home was expertly designed to be deceiving in size. At first glance it is surprising to most that this home includes four bedrooms, a large living room and a spacious open plan kitchen leading into a dining room with large windows that allows our clients to make the most of their stunning views.

Our clients had requested a home that was easy to heat and small, yet still including all the features in which they felt necessary. With that in mind we were able to draw them up a specification that fitted their build, and we have listed the details below.

External Wall Insulation: Insulated with 150mm Frame Therm between studs and 40mm Therm rigid PIR Insulation Boards on the face of the studs. This provides an overall ‘A’ rated wall with a u-value of 0.18wm²k.

Internal Wall Insulation: Insulated with 100mm Earthwool Ecose Acoustic between the studs. This provides great acoustic values.

Ceiling Insulation: 150mm loft wool insulation fitted in between joists and 150mm loft wool above the joists. 25mm therm rigid PIR insulation board fitted below the joists. Combined this gives the overall ceiling a u-value of 0.12wm²k.

Sound Insulation: Rockwool 150mm within first floor

Airtight system: We used a metalized Reflective membrane on all are external walls and ceilings. By taping the over laps with metalized tape and sealing around doors and window with Siga Corvum window tape. Using these products and a high standard of workmanship we received a 1 in the buildings Airtight test.

Service batten: Once the airtight membrane is completed we fixed a 50mmx35m batten onto all the external walls and ceilings. This creates a service cavity. This means that no services (Wires or Pipes) need to past through the airtight membrane.

Windows: To match are highly effective timber frame walls we fitted Black PVC, triple glazed windows and doors which are fully passive with a U-Value of 0.8 wm²k.

Heat recovery system: After getting the top rating in the airtight test we decided to fit a Heat recovery system in order to retain 90% of all heat loss, control levels of condensation and provide fresh filtered air constantly.

Extras: Solar panels on roof and the vacuum system
