Kilbroney Timber Frame new office

Complete build Construction of are new office block in Rostrevor, Co Down

 

Kilbroney timber frame LTD have recently undertaken the construction of are new state of the art design plant and Management Offices. Here at Kilbroney timber frame we felt the need to expand after the massive increase in timber frame construction not only in northen and southern Ireland but also in England, Scotland and Wales.

 

Project Specification

Using are long-standing experience and practiced knowledge of timber frame construction we designed are offices using the following products and building techniques to achieve an environmentally friendly building which requires little or no conventional heating at all!!

 

External wall Insulation  
Insulated with 150mm Fibre wool and 40mm PIR rigid board fitted on the inside of the studwork. Combined with are air tight metalized reflective membrane this gives us a u-value of 0.15 wm²k.

 

Internal Wall Insulation
Insulated with 100mm fibre wool to provide great acoustic values.

 

First Floor Insulation
Insulated with 150mm Rockwool fitted in between the joists to create a sound break.

 

Ceiling Insulation
Insulated with 150mm loft wool insulation fitted in between joist and 150mm loft wool above the joists. Underneath the joist is insulated with 25mm PIR rigid board to get a total U-Value of 0.12wm²k.

 

 

First floor construction
The First floor build up consists of Eco joist and 18mm Egger floor project.

 

Airtight system
We used a metalized Reflective membrane on all are external walls and ceilings. By taping the over laps with metalized tape and sealing around doors and window with Siga Corvum window tape. Using these products and a high standard of workmanship we received a 1 in the buildings Airtight test.

 

Service batten
Once the airtight membrane is completed we fixed a 50mmx35m batten onto all the external walls and ceilings. This creates a service cavity. This means that no services (Wires or Pipes) need to past through the airtight membrane.

 

Windows
To match are highly effective timber frame walls we fitted Black PVC windows with a wood grain finish. These windows are also triple glazed and fully passive with a U-Value of 0.7wm²k.

 

Roof covering
On the roof we used a roofing felt called Tyvek Supo this durable Tyvek underlay reinforced with a laminated Polypropylene nonwoven. Followed by Blue/black concrete tiles to create the finish.

 

Heat recovery system
After getting the top rating in the airtight test we decided to fit a Heat recovery system in order to retain 90% of all heat loss, control levels of condensation and provide fresh filtered air constantly.

 

External Finish
Ground floor level was done using Blockwork and a smooth sand and cement render, later painted white. Moving up to the First floor level the finish is done using a softwood tongue and groove timber later oil treated and preserved.

 

Buildings features 

Solar panel
We installed 20 tube hot water solar panel mounted on the south facing side of the roof. This will provide all the hot water need for the entire building.

 

Vacuum system
Built in vacuum system with powerful suction, silencer installed to reduce noise and easy storage.
